Rochester’s 14609 ZIP code is one of the hottest in the U.S. Here’s why
Realtor.com has released its annual list of the 50 Hottest ZIP Codes in America, and the only one in New York state to make the cut is 14609, which landed at No. 5.
More than half of that ZIP code covers the east side of Irondequoit. The other 40-plus percent is in the city of Rochester, where it encompasses Beechwood, parts of North Winton Village and the Browncroft and Homestead Heights neighborhoods.
What are Realtor.com rankings based on?
The rankings are based on market demand, measured by unique viewers per property on Realtor.com, and the pace of the market, measured by the number of days a listing remains active on the site. The hottest areas have lots of unique online viewers per property and fast-selling homes.
The new list reflects data from January to June 2024.
Here’s why Rochester ZIP code made the list
Only one ZIP code in New York state made Realtor.com’s list of the 50 Hottest ZIP Codes in America for 2024, and it’s in Rochester.
The 14609 ZIP code has made the list before, and Al Kerstein, an Irondequoit resident and longtime agent for Howard Hanna Real Estate Services, isn’t surprised that is has again.
“That particular area of town is hot, and it’s stayed hot,” he said.
He said he just sold a home on Colonial Road off North Winton Road for “well over asking” after receiving multiple offers. (The sale hasn’t closed yet.)
The location is a bit of a walk to the heart of North Winton Village, he said, but it’s still in reasonable proximity. And being of older stock, homes in that area of town tend to include such aesthetically pleasing extras as fireplaces, built-in cabinets and glass doorknobs, “all nice touches” that buyers appreciate, he said.
New builds don’t come with those things, “unless you’re building high-end and you specify,” he said. They don’t even make hardwood floors like they used to. “Now they use wider pieces to cut back on the labor, because they’re quicker to install.”
Among the Top 10 hottest ZIP codes on the Realtor.com list, 14609 has the lowest median home price by far at $151,000.
The No. 4 entry — the 07920 ZIP code of the New York City metropolitan area — has the highest median price at $967,000.
The hottest market on the list is the 43230 ZIP code of Columbus, Ohio, where the median price is $345,000.
