A Topeka developer has been buying available properties in the area of S.W. 6th and Wanamaker in Topeka for the past two years.

Klaton LLC and Klaton Properties LLC, owned by Jim Klausman and Butch Eaton, purchased seven properties in May 2023, one in May 2022, one in April 2022 and two in March 2022.

The purchases total 11 properties and 40.94 acres. The total appraised value of the land is $5,895,752.

Klausman said there currently are no plans for the properties.

“We don’t really have a specific plan for that area yet,” he said.

What are Klaton LLC and Midwest Health?

Klaton LLC is a development company that has purchased many properties across Topeka for apartments, office spaces, senior living and other businesses. Klausman and Eaton own it and Klaton Properties.

Owned by Klaton, Midwest Health Inc. is a senior living company that offers assisted and independent living across the Midwest and was one of Klausman’s first major property developments.

In Topeka, Midwest Health has a campus facility at 3024 S.W. Wanamaker Road, Suite 300 and in 2015, donated $1 million for the Midwest Health Aquatic Center at 2201 S.W. Urish Road.

Midwest Health also opened Lexington Park Senior Living. Klausman has worked in the senior living market most of his career.

Klaton LLC and Klaton Properties LLC have purchased multiple properties along S.W. 6th and Wanamaker.

• 6130 S.W. 6th Ave. is a 63,597-square-feet property next to the former Hollywood Theaters. This property is appraised at $425,150 and purchased April 20, 2022, for $490,000. The building on this property formerly housed Johnny Carino’s, an Italian restaurant that closed in October 2013.

• Hollywood Theaters, 6200 S.W. 6th Ave., was purchased March 15, 2023, for $4 million. The property was appraised at $4,102,600 this year and covers 304,218 square feet of land. Hollywood Theaters closed January 2023 and has remained vacant ever since.

• An unnumbered property at S.W. 6th Avenue was purchased May 10, 2022, for $150,282. The property is 65,276 square feet and is appraised at $307,060.

• The land at 0000 S.W. 6th Ave. was purchased March 24, 2022, for $150,000. The property is 46,496 square feet and is appraised at $460.

• Three more unnumbered S.W. 6th Ave. properties were purchased May 22, 2023, for $1,800,000. The properties are appraised at $890 and total 9 acres.

Other proper developments made by Klaton LLC

Jim Klausman and his business partners have developed multiple areas of Topeka for various uses.

They purchased and developed what is known now as Wheatfield Village, a large luxury apartment complex and entertainment area on the northwest corner of S.W. 29th and Fairlawn.

They also purchased the Kansan Towers building, 100 S.E. 9th St., and many other properties in downtown Topeka. Klausman and his partners were also responsible for the Midwest Health facilities in town.

In total, 95 properties across Topeka have been purchased by Klaton LLC in the past seven years, according to Shawnee County appraiser property records.
